It is the commission for the listing services, calculated as 1% of the property’s gross sale price and subject to a $1,000 minimum. It is collected only after a successful closing and is calculated before any eligible photography credit.
No separate seller transaction, brokerage, or listing-maintenance fee is charged by Control My Listing. Third-party and closing costs may still apply and will be disclosed through the applicable providers and documents.
They are not included in the 1% listing-side commission. A seller may choose or agree in writing to pay buyer-side costs or buyer-broker compensation as part of an accepted offer. Any amount is separate, negotiable, and subject to the contract; commission rates are not set by law.

You choose and pay the photographer directly. If the property successfully closes through the service, an eligible paid receipt may receive a closing credit for the actual cost, up to $250. No credit is issued if the listing is cancelled, withdrawn, expires, or does not close.
Showing requests can be coordinated through ShowingTime according to the availability and approval preferences you provide. The seller remains responsible for the property’s physical access arrangements and any on-site needs described in the agreement.
We can ask whether the seller is willing and able to show the property. If not, the buyer may be referred to a partner agent. Any resulting roles, duties, and compensation must be disclosed and agreed to as required.
Yes. Open-house information can be placed in the MLS. The seller generally handles the open house and on-site responsibilities unless another arrangement is made in writing.
Yes. The seller may cancel without a cancellation fee, subject to the terms of the signed listing agreement and its 90-day protection period.
If the seller cancels and then completes a transaction within 90 days with a buyer introduced to the property during the listing, the listing commission may still be owed under the signed agreement.
The service is based in Gainesville, FL and available for eligible Florida properties statewide, subject to brokerage policy and the applicable MLS.
